The process of appointing a solicitor or qualified conveyancer to sell a holiday property depends on your personal situation. The typical options may include:
- Using the family solicitor, known and trusted.
- A local solicitor to where you live, who you can deal face to face if required.
- A solicitor local to the area where the property is, who may have relevant local knowledge which helps the sale to run smoothly.
- A web based conveyancing service, which can typically be cheaper and may be appropriate if the sale is straight forward and there is no chain where timing may be an issue.
Acting for the seller, the solicitor or qualified conveyancer will oversee the legal transfer of ownership of the property to your buyer, ensuring that money is held and transferred at the appropriate time. They will liaise with you to create the property information forms and fixtures and fittings included in the sale and produce the relevant documentation.
The whole process of conveyancing should take around 8 to 12 weeks providing there are no complications.
In Scotland the role of the solicitor is slightly different to reflect the way in which houses are bought and sold.
