Conveyancing and choosing a Solicitor for a Holiday Let

As with buying a main residence, the process of conveyancing will oversee the legal elements of the sale including the transfer of monies, searches with the local authority and the transfer of deeds.

Choosing a surveyor can be approached in the same way as when buying a main residence, applying the same considerations into the selection process.

Types of survey

A basic valuation report is a minimum requirement for mortgage purposes and is designed to satisfy the lender that the property is being purchased at a realistic price.

A Homebuyer’s Report will provide more information about the condition of the property with an assessment of the value of the property in respect of the agreed selling price. Included will be major issues which need consideration before the transaction takes place such as damp or the condition of the electrics.

If a property is more than 30 years old, a full Buildings Survey is recommended to cover in more detail any issues before purchase. The surveyor will spend longer at the property to identify major and minor faults and issues. This is also recommended for listed buildings and those which have been subject to significant alteration or are unusual in design or materials used.

Choosing a surveyor

Either a Home Buyer’s Report or a Buildings Survey can be arranged through the mortgage provider who will appoint a surveyor.

Alternatively appointing a surveyor directly has the advantages of a direct point of contact both before and after the survey is carried out and discuss any issues and plans you may have in more detail. Secondly, their local knowledge of where the holiday home is may prove useful in learning more about the property such as the purchase price of similar properties recently sold and local traits – especially useful if buying in another part of the country where local knowledge is limited to holiday visits.

Finally always choose a member of RICS – The Royal Institute of Chartered Surveyors – who will be professionally qualified carry out the work.
