Preparing a holiday let for sale involves a number of steps to create the best chance for a sale at a good price.

Choosing the right estate agent is the first step. The degree of local area expertise, their commission rate, the quality of their website and property photographs, the property portal listings and advertising they do, and the access they have to buyers outside the area are all questions which will help to select the right agent.

Look at the prices recently achieved by similar properties, the price recommendations from the agents and other similar properties for sale at the moment will help decide on the sale price.

In terms of internal preparation, there should not be much involved as the property should be clean and ready for the next guest arrival – the property will be in a well presented state.

However consideration is required as to how to arrange viewings around bookings. The appointed estate agent will want to arrange viewings at the convenience of the prospective buyer. However if there are guests on holiday in the property this is problematic and they will, quite rightly, object to having people in the property during their stay. If the property is well booked, access is then only possible when a changeover is taking place, which will be a few hours while cleaning takes place.

Finally, consider future bookings and furniture in the property. If the holiday let is to be purchased as a going concern, this is straight forward in that bookings can be honoured by the new owner, though check the booking terms and conditions and your responsibility to honour future bookings. Furniture can be negotiated as part of the sale, depending on the new owners plans.
